When identifying operating principles of the hotel, we placed a special emphasis on promoting the concept of "conscious consumption". This principle, occasionally may be in contrast with short-term profit maximization, however, we are determined to follow the principle of living in synergy with nature, even it if may result in 10-15% less profit realized.
We measure electricity, water, and energy used for heating/cooling by room. Based on statistics we have information about average usage of these resources, so that we are able to compensate conscious, lower energy consumption in the hotel invoice. We strongly believe our approach to conscious consumption can be a role model for our guests in running their everyday lives back home. Thanks to the state of the art building management system, rooms and social areas consume energy only when in use. We are also able to control production of heat via the building management system considering external weather conditions and woodchip availability.
The control system of the wellness area also adjusts operation of wellness elements, such as sauna, jacuzzi, steam bath, etc.
We put utilization of rainwater to a new foundation since two circles of water are to be established in the hotel. We will re-use redundant water from wellness water exchange (after biological treatment, of course), or rainwater in every consumption place where potable water is not necessary.
Disposal of sewage water will be taken care of by local ecological water treatment facility. No need for chemicals or transportation

Our waste management approach: following selective collection of garbage, we re-use it or return to place of recycling. Food waste is used to create humus/top soil for further use on the nearby agricultural fields.
We introduce the concept of waste exchange, based on the idea of stock market, where we count in the selectively collected garbage to lower the actual invoice of hotel services!
